Asking the right questions before hiring a contractor can save you thousands of dollars and months of frustration. These are the questions experienced homeowners and real estate professionals use to vet contractors.

Licensing and Insurance: Are you licensed in this state? What is your license number? Do you carry general liability insurance? Do you have workers compensation? Can I see proof of both? These are non-negotiable. If a contractor cannot provide these, walk away.

Experience: How long have you been in business? How many projects like mine have you completed? Can you provide references from similar projects? Do you have photos of completed work? Look for contractors with at least 3-5 years of experience and a portfolio of similar projects.

Project Details: When can you start? What is your estimated timeline? Who will be the on-site supervisor? Will you use subcontractors? If so, are they also licensed and insured? What permits are needed? Will you pull them?

Money: What is the total cost? What does that include and exclude? What is your payment schedule? Do you offer financing? How do you handle change orders? What is your warranty? Is it transferable? Get all answers in writing.

Communication: How will you communicate with me during the project? How often will I get updates? What is your process for handling concerns or complaints? Who do I contact if there is a problem after the project is done?
